Why are we selling?

We purchased this beautiful property in 2022, spent a year building & renovating, then led a year-long live-in training course in meditation, cacao, and other therapeutic modalities. After our students graduated, our priorities shifted away from being in San Marcos year-round. This space deserves to be used to its full potential, and we are no longer the best owners for it. Maybe YOU are! :)

What are the zoning laws?

This property is zoned for both residential and commercial. It can be operated as a private home residence, as a rental business, a restaurant, a hotel, etc.

Can non-Guatemalans buy?

Yes, we ourselves are not Guatemalan citizens. We legally purchased the property as a "Sociedad Anonima" (business entity like an LLC), and it can easily be transferred as such to the next owner.

Is financing available?

We are able to offer partial owner financing with 50% down ($372K usd), at a rate of 5% over 10 years for the remaining half.
